Because the real issue is often how the clause operates in practice. A lease may refer to market rent, fixed increases, CPI adjustments, notice steps or valuation mechanisms, but disagreements can still arise over timing, evidence, assumptions and whether the process has been followed correctly. Related clauses can matter too, especially where assignment, permitted use, landlord consent or occupancy restrictions affect the commercial position. We look at the clause as part of the wider lease, not as an isolated paragraph.
This service is commonly used by tenants facing a proposed rent increase, landlords wanting to apply the review mechanism properly, and business owners who need a legal view before responding to a notice or starting negotiations. It suits situations where the immediate issue is the rent review itself rather than the whole lease relationship. If you need a broad strategy on termination, make good, or a full lease renegotiation, that would usually fall outside this one-off advice service.
The written advice addresses the rent review mechanism in your lease and the practical issues flowing from it. That can include how rent is meant to be adjusted, whether notice or timing requirements appear to have been met, what rights you may have to challenge or negotiate, and what risks arise if the process is ignored. Where relevant, we can also flag connected terms such as assignment, subletting, landlord consent or occupancy provisions if they materially affect the rent review position.
Timing depends on how quickly we receive the lease and any related documents, and whether the issue is straightforward or already contested. If there is a notice deadline, valuation step or upcoming negotiation date, let us know when you enquire so we can assess urgency. The service is aimed at giving you a practical legal view on the rent review issue itself, but it cannot control the other party's response time or any third-party valuation timetable.
You receive written advice and can use the included follow-up time to ask questions, test negotiation points or clarify the practical next step. For some clients, that is enough to respond to the other party or decide whether to accept, challenge or negotiate the proposed rent. If you later want help with correspondence, negotiation strategy or broader lease issues, that further work can be scoped separately. Ongoing representation is not part of the fixed-fee for this service.

Our legal team is made up of experienced lawyers, who are specialists in various areas of law and hold an Australian legal practising certificate. None of our Sprintlaw lawyers are New Zealand qualified lawyers and they do not currently hold a New Zealand practising certificate.
They provide legal services working remotely from Australia via our 'legal consultancy' model, through which (under section 6 and section 35 of the New Zealand Lawyers and Conveyancers Act 2006) our Australian legal team are permitted to provide legal services to New Zealand businesses provided they do not provide services in certain 'reserved' areas of law. Given the strong similarities between Australian and New Zealand law, and the areas of law in which we practice (being small business and startup law), we do not view the fact that our lawyers have not qualified in New Zealand as having any substantive impact on the quality of our service.
